NOTICE OF SALE UNDER POWER CONTAINED IN SECURITY DEED STATE OF GEORGIA, COUNTY OF LIBERTY Pursuant to a power of sale contained in a certain security deed executed by William Lee Anderson and Juliana Anderson, and assumed by Deborah B.Gartner, hereinafter referred to as Grantor, to Cameron-Brown Company recorded in Deed Book 398, beginning at page 137, of the deed records of the Clerk of the Superior Court of the aforesaid state and county, and by virtue of a default under the terms of said security deed, and the related note, the undersigned attorney-in-fact for the aforesaid Grantor (which attorney-in-fact is the present holder of said security deed and note secured thereby) will sell before the door of the courthouse in said county within the legal hours of sale, for cash, to the highest bidder on the first Tuesday in January 2025, all property described in said security deed including but not limited to the following described property: All that certain lot, tract or parcel of land situate lying and being in Liberty County, Georgia, and being described and identified according to the Declaration of Covenants, 5 Conditions and Restrictions for Woodwind South Condominium Association, Inc., recorded in the office of the Clerk of Superior Court of Liberty County, Georgia, in Deed Book 156, pages 759-803, and as amended and recorded in Deed Book 219, pages 99-101, and as amended and recorded in Deed Book 219, pages 102-104, in the office of the Clerk of Superior Court of Liberty County, Georgia, and on that certain condominium plat recorded in Condominium Plat Book 1, page 16, and on that certain condominium plat recorded in Condominium Plat Book 1, page 29, in the office of the Clerk of Superior Court of Liberty County, Georgia, as Unit No. 113 Building R , Phase III , together with (a) all of the appurtenances thereunto belonging according to said Declaration and to said plats, and (b) an undivided .89 interest in and to the common areas and facilities appurtenant to said Unit. Said legal description being controlling, however, the Property is more commonly known as: 727 S. Main Street, Unit 113, Hinesville, GA 31313 Said property will be sold on an "as-is" basis without any representation, warranty or recourse against the above-named or the undersigned.
