NOTICE OF SALE UNDER POWER CONTAINED IN SECURITY DEED STATE OF GEORGIA, COUNTY OF LIBERTY Pursuant to a power of sale contained in a certain security deed executed by Kristy D. Stringer, hereinafter referred to as Grantor, to Mortgage Electronic Registration Systems, Inc. as nominee for Mortgage Investors Corporation recorded in Deed Book 1654, beginning at page 206, of the deed records of the Clerk of the Superior Court of the aforesaid state and county, and by virtue of a default under the terms of said security deed, and the related note, the undersigned attorney-in-fact for the aforesaid Grantor (which attorney-in-fact is the present holder of said security deed and note secured thereby) will sell before the door of the courthouse in said county within the legal hours of sale, for cash, to the highest bidder on the first Tuesday in July 2025, all property described in said security deed including but not limited to the following described property: The land referred to herein below is situated in the county of Liberty, State of GA, and is described as follows: All that certain lot, tract or parcel of land situate, lying and being in the 1756th G.M. District of Liberty County, Georgia, and being in the City of Hinesville, being known and designated as Lot No 356, Oak Crest Subdivision, Phase IV, as shown and represented on that certain plat of survey made and prepared by P.C. Simonton & Associates. Inc., and certified by Joe P. Davis, Georgia Registered Land Surveyor No. 1436 dated March 4, 2008 (and revised March 18, 2008), entitled "Oak Crest Phase IV for Freedom Development LLC". Which plat of survey (consisting of four (4) pages) is recorded in Plat Slide G-79, Pages 2B, 3A and 4A in the office of the Clerk of Superior Court of Liberty County, Georgia, and which plat of survey is by express reference incorporated herein for descriptive and all other purposes (the "Survey"), said plat by specific reference is made a part hereof for descriptive and all other purposes said lot land being bounded, now or formerly, as follows: Northerly by the Lot 357; Easterly by Lot 356A, Southerly by the 60' right-of-way of Peacock Trail; and Westerly by the 60' right of way of Sara Lane, all as shown on the above referred to plat of survey. The subdivision of which the above lot is a part of is commonly known as "The Enclave at Oak Crest". Together with a non-exclusive, perpetual easement in, upon, over and across all those certain 60 feet private rights-of-way, if any, within the property constituting the Enclave Subdivision, Phase IV, shown on the aforesaid survey, as well as that certain right-of-way (or portions thereof) known as "Forest Street" or "Forest Street Extension" now owned by Freedom Development, LLC. The foregoing easement is granted for the limited purpose of ingress and egress to and from the above described residential lots to the public portion of the right-of-way known as "Forest Street" or its extensions and only for such time as any of the aforementioned rights-of-way remain private, at such time (and from time to time) as the said private rights of way which are the subject of this easement are dedicated to and accepted by the City of Hinesville for public use and travel, the easement granted herein shall automatically terminate as to said public roads without further notice or action on the part of either grantor or grantee. Said legal description being controlling, however, the Property is more commonly known as: 1109 Sara Lane, Hinesville, GA 31313 Said property will be sold on an "as-is" basis without any representation, warranty or recourse against the above-named or the undersigned. The sale will be subject to the following items which may affect the title: any outstanding ad valorem taxes (including taxes which are a lien but not yet due and payable); any matters which might be disclosed by an accurate survey and inspection of the property; any assessments, liens, encumbrances, zoning ordinances, restrictions, and all other matters of record superior to the said Security Deed.
