Case No. SUV2025000224 JS NOTICE To: CHRISTINE LANG BURNSED, and ALL THE WORLD You are hereby notified that the above-styled action seeking to establish title to the below described property against All The World was filed on May 27, 2025, in the Superior Court of Bryan County, Georgia, and that by reason of an Order entered by the court on June 2, 2025, appointing a Special Master and authorizing service by publication as directed by the Special Master, and as directed by the court appointed Special Master in his report filed with the Court on June 23, 2025, you are hereby provided notice thereof. You are required to file with the Clerk of the Superior Court of Bryan County, and to serve upon Petitioner's attorney, Carol Bacon Miller, at the address listed below, an Answer in writing within sixty (60) days of the date of this notice. Petitioner seeks to Quiet Title against the following described real property located in Bryan County, Georgia: All that certain lot, tract or parcel of land situate, lying and being in the 1380th G.M. District of Bryan County, Georgia, containing 7.93 acres, more or less. The herein described 7.93 acres is a portion of the 115.83 acres conveyed by the Pembroke State Bank to Gina S. Wall by Warranty Deed dated December 14, 1983, which deed is recorded in the Office of the Clerk of Superior Court of Bryan County, Georgia, in Deed Book 5Q, Page 309, less that 107.9 acres conveyed by Gina S. Wall to Robert D. Lindsey by Warranty Deed dated May 9, 1985, which deed is recorded in the Office of the Clerk of the Superior Court of Bryan County, Georgia, in Deed Book 6-B, page 522. For a more complete description of the land herein conveyed express reference is made to the property descriptions contained in the two aforesaid deeds and to that certain plat prepared by J. M. Parr, Georgia Registered Land Surveyor, dated April 26, 1985, and recorded in the aforesaid Clerk's Office in Plat Book M, Page 41, and also a Plat dated February 21, 1980, and recorded in said Clerk's Office in Plat Book J, Page 1. Said property is known as 30 Roberts Road, Ellabell GA 31308, and is designated as tax parcel 28-016. Subject to all valid reservations, restrictions, easements, mortgages, and rights of way of record; together with all improvements located thereon.
