GAMBLE GROUP, LLC to FARMERS AND MERCHANTS BANK dated June 29, 2016, and recorded in Deed Book 1225, Pages 459-467, in the Office of the Clerk of the Superior Court of Bryan County, Ga., as modified in the MODIFICATION OF SECURITY DEED from The J.N. Gamble Group, LLC to Farmers and Merchants Bank recorded in Deed Book 1278, page 746, in the Office of the Clerk of the Superior Court of Bryan County, Georgia, as modified in the MODIFICATION OF SECURITY DEED from The J.N. Gamble Group, LLC to Farmers and Merchants Bank recorded in Deed Book 1278, page 213 in the Office of the Clerk of the Superior Court of Bryan County, Georgia, and as modified in the MODIFICATION OF DEED TO SECURE DEBT from The J.N. Gamble Group, LLC to Morris Bank (as successor be merger with Farmers and Merchants Bank) recorded in Deed Book 1378, pages 467-469, in the Office of the Clerk of the Superior Court of Bryan County, Georgia, conveying the below-described property to secure that certain Commercial Promissory Note given by The J.N. Gamble Group, LLC to Morris Bank in the original principal amount of $1,101,498.41 with interest thereon as set forth therein, to secure that certain Commercial Promissory Note given by The J.N. Gamble Group, LLC to Morris Bank in the original principal amount of $49,855.00 with interest thereon as set forth therein, and to secure that certain Commercial Promissory Note given by The J.N. Gamble Group, LLC to Morris Bank in the original principal amount of $60,787.90 with interest thereon as set forth therein there will be sold by the undersigned at public outcry to the highest bidder before the Courthouse Door at Bryan County, Georgia, within the legal hours of sale, on the first Tuesday in October, 2025, the following described property: All that certain lot, tract, or parcel of land situate, lying, and being in the 19th G.M. District of Bryan County, Georgia, in the city of Pembroke, containing 1.74 acres, more or less, as shown and represented on that certain plat of survey made and prepared by Franklin Miles, GRLS #1847, dated February18, 1987, and recorded in Plat Slide 403, Page 7, in the Office of the Clerk of Superior Court of Bryan County, Georgia. Said plat is hereby incorporated and made a part hereof for descriptive and all other legal purposes. Said lot of land being bounded, now or formerly, as follows: North by the right of way of Railroad Avenue; East by lands of Duggar; South by lands of Lawrence, Bing Estate, and Stewart; and West by lands of Waters, all as shown on the above referred to plat. The debts remaining in default, this sale will be made for the purpose of paying the same, and all expenses of sale, including attorney's fees. Said property will be sold subject to all outstanding ad valorem taxes and/or assessments and/or restrictions and/or zoning ordinances and/or covenants; matters that may be disclosed by an accurate survey and/or inspection of the property; and matters of record superior to the Deed to Secure Debt. Notice has been given of intention to collect attorney's fees in accordance with the terms of the Promissory Note secured by the property.
