STATE OF GEORGIA COUNTY OF BRYAN NOTICE OF SALE UNDER POWER Because of default in the payment of the indebtedness secured by the security deed executed by RH Towne Center, LLC to ServisFirst Bank on November 22, 2024, and recorded in Deed Book 1699, Page 1, Bryan County, Georgia Records, ServisFirst Bank, as lender, pursuant to the security deed and the secured note, has declared the entire amount of said indebtedness due and payable and, pursuant to the Power of Sale contained in the security deed, will on the first Tuesday in March, 2026 during the legal hours of sale, at the courthouse door in Bryan County, Georgia, sell at public outcry to the highest and best bidder for cash, the following described property: All that certain lot, tract, or parcel of land situate, lying and being in Bryan County, Georgia, and shown as Lot 2 on that plat entitled "A Final Plat of The Village on Ford Avenue, Being a Minor Subdivision of Lot A & Lot B, a Portion of Parcel A of the Former Lands of I.T.T. Rayonier, Inc. and Interredec, Inc., 20th G.M. District, City of Richmond Hill, Bryan County, Georgia", prepared by Coleman Company, Inc. and Terry Mack Coleman, G.R.L.S. No. 2486, dated April 1, 2016, and recorded in Plat Book 675, Page 7, Bryan County, Georgia records, said plat being incorporated herein and made a part hereof by this reference. Together with appurtenant easement rights pursuant to that Sanitary and Storm Water Drainage Easement from Plantation Village Partners, LLC to Johnny A. Murphy and Leslie Murphy Investments, LLC, recorded in Deed Book 1197, Page 910, Bryan County, Georgia records. To the best knowledge and belief of the lender, the party in possession of the property is RH Towne Center, LLC or a tenant or tenants, and the property is located on Hwy. 144, Richmond Hill, GA. The property will be conveyed subject to (i) any unpaid property taxes which may be liens against the property; and (ii) all easements and restrictions of record, if any, having priority over the security deed. The sale will be held subject to (i) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code; and (ii) final confirmation and audit of the status of the loan with the holder of the security deed.
