GEORGIA, LIBERTY COUNTY NOTICE OF SALE UNDER POWER Because of default in the payment of a note secured by a deed to secure debt executed by CHANDLER DAVID CLARK, dated February 11, 2015, recorded in Deed Book 1852, Pages 247-259, Liberty County records, the undersigned has declared the full unpaid amount of the indebtedness referred to due and payable and, acting under the power of sale contained in said deed, for the purpose of paying said indebtedness, will on the first Tuesday in March, 2026 during the legal hours of sale at the Liberty County Courthouse, sell at public outcry to the highest bidder for cash, the lands described in said deed, to-wit: All that certain lot, tract or parcel of land situate, lying and being in the 1476th G.M. District of Liberty County, Georgia, being known and designated as Lot No. 2B, Lake George Inland Lots, Section "N" Old Limerick Plantation, as shown and represented on that certain plat of survey made and prepared Inman L. Lanier, Jr., Georgia Registered Land Surveyor No. 2397, dated December 6, 1991, and recorded in Plat Section H-23, Page 2, in the Office of the Clerk of Superior Court of Liberty County, Georgia, said plat by reference is made a part hereof for descriptive and all other purposes. Said lot of land being bounded, now or formerly, as follows: Northerly by Lot No. 2A; Easterly Lot No. 1; Southerly by a drainage ditch; and Westerly by Lot No. 20 and Lot No. 3, all as shown on the above-referred to plat of survey. Together with that certain mobile home described as follows, to-wit: One (1) used 1992 Signet Mobile Home, Model 1003, VIN PSHGA11220. Also conveyed hereby is perpetual non-exclusive easement for purposes of ingress and egress and utility purposes through over and across that certain 30' access easement as shown and represented on that certain plat of survey made and prepared by Inman L. Lanier, Jr., Georgia Registered Land Surveyor No. 2397, dated December 6, 1991, and recorded in Plat Section H-23, Page 2, in the Office of Clerk of Superior of Liberty, Georgia. Said easement set forth herein shall be appurtenant to and shall run with the real property which is both hereby burdened and benefited. Said property is to be sold subject to any outstanding ad valorem taxes (including taxes, which are liens, but not yet due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens and encumbrances, zoning ordinances, restrictions, covenants and matters superior to the aforesaid Deed to Secure Debt first set out above. Said property is also sold "as is" without any representation, warranty, or recourse against the above-named creditor or the undersigned.
