NOTICE OF SALE UNDER POWER BRYAN COUNTY, GEORGIA Under and by virtue of the Power of Sale contained in that certain Deed to Secure Debt and Security Agreement given by Saidhan 6767, LLC, a Georgia limited liability company ("Borrower"), in favor of Wallis Bank, dated June 30, 2023, filed July 14, 2023, and recorded in Deed Book 1633, Pages 11-25, Superior Court of Bryan County, Georgia Records (the "Security Deed"), conveying the real property and other collateral as set forth therein and as described herein to secure that certain promissory note made by Borrower in favor of Wallis Bank, also dated June 30, 2023, in the original principal amount of TWO MILLION SIX HUNDRED EIGHTY THOUSAND AND 00/100ths DOLLARS ($2,680,000.00) (the "Note"), with interest on the Note from the date thereof at the rate as provided therein on the unpaid balance until paid, the current holder of the Note and Security Deed being Wallis Bank ("Lender"); there will be sold at public outcry to the highest and best bidder for cash before the courthouse door at Bryan County, Georgia, within the legal hours of sale on Tuesday, November 3, 2026, the following described real property (the "Property"): All that certain tract or parcel of land situate, lying and being in the City of Richmond Hill, 20th G.M. District of Bryan County, Georgia containing Eight and Six Hundred Thirty-Six One-Thousandths (8.636) acres, being a portion of the former White Oak Plantation, as more particularly described as follows: Commencing at a concrete monument at the point where the Easterly right of way line of Interstate Highway 95 (I-95) intersects the Northwesterly right of way line of U. S. Highway 17, running thence along the Northwesterly right of way line of U. S. S. Highway 17; running thence S49deg38'W along the Northwesterly right of way line of U. S. Highway 17 a distance of forty feet (40.0') to the point of beginning. Together with all other property described in the Security Deed, including, without limitation, all buildings, structures and other improvements now or hereafter located on the property hereinbefore described, or any part and parcel thereof and all machinery, apparatus, equipment, fittings, fixtures, whether actually or constructively attached to said property and including all trade, domestic and ornamental fixtures, and articles of personal property of every kind and nature whatsoever, now or hereafter located in, upon or under said property or any part thereof and used or usable in connection with any present or future operation of said property and now owned or hereafter acquired by Grantor, including, but without limiting the generality of the foregoing, all heating, air-conditioning, freezing, lighting, laundry, incinerating and power equipment; engines; pipes; pumps; tanks; motors; conduits; switchboards; plumbing, lifting, cleaning, fire prevention, fire extinguishing, refrigerating, ventilating and communications apparatus; boilers, ranges, furnaces, oil burners or units thereof; appliances; air-cooling and air-conditioning apparatus; vacuum cleaning systems; elevators; escalators; shades; awnings; screens; storm doors and windows; stoves; wall beds; refrigerators; attached cabinets; partitions; ducts and compressors; rugs and carpets; draperies; furniture and furnishings in commercial, institutional and industrial buildings; together with all building materials and equipment now or hereafter delivered to the premises and intended to be installed therein; together with all additions thereto and replacements thereof. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the matter provided for in the Note and Security Deed, including any amendments thereto. The debt being in default because it is past due, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorneys' fees (notice of intent to collect attorneys' fees having been given). To the best knowledge and belief of Lender, the Property described herein is currently in the possession of Borrower, and said real property is more commonly known as 3926 U.S. Highway 17, Richmond Hill, Bryan County, Georgia 31324. The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code, (2) final confirmation and audit as to the status of the loan with the holder of the Security Deed, and (3) any right of redemption of the U.S. Small Business Association that may be applicable.
